3 Levels of Service
We offer three levels of service as detailed below:
1. LETTING AND FULL MANAGEMENT
- Free no obligation market appraisal of property
- Full national marketing and advertising
- Accompanied viewings at property
- Introduction and selection of tenants
- Taking up of full reference and credit checks
- Preparing and signing of Tenancy Agreement, charges apply
- Preparation of Inventory and Schedule of Condition, charges apply
- Check-out inspection if Inventory was prepared
- Collection of rent and deposit
- Preparing and issuing of standing order mandate for future rental payments
- Holding as stakeholder and registering of Deposit with Tenancy Deposit Scheme
- Arranging the return of deposit under government legislation of the Tenancy Deposit Scheme
- Managing of the tenancy
- Serving of relevant Notice and Rent Increases
- Sourcing of furniture and effects to facilitate furnishing of property
- Optional – Rental Protection and Legal Expenses indemnity insurance
- Arranging an Energy Performance Certificate
- Notifying relevant utility companies and local authority at the beginning and end of tenancy
- Three monthly inspections of the property during tenancy and subsequent reporting to landlord
- Dealing with any day to day enquiries from Tenants
- Arranging routine repairs and maintenance of the property and its contents*
- Arranging the renewal of Gas Safety Certificates
2. LETTING AND RENT COLLECTION SERVICE
- On going processing of rent during the tenancy
- Issuing of regular statements of account
- Dealing with initial arrears
3. TENANT INTRODUCTION ONLY
- Introduction and finding tenant
- Arrangement of tenancy agreements and necessary requirements
- Transfer tenancy to landlord
Fees:
Tenancy Agreement, deposit registration, inventory and check out £200inc
Compulsory gas Safety inspection (annually) £65inc
Compulsory energy performace certificate (every ten years) £50+VAT
